Look at the General Apartment Condition

  • Check for signs of an insect or rodent infestation. This can include droppings or chew marks on the walls or furniture.
  • Look out for visible mold, which can be a sign of a larger problem within the unit.
  • Take note of the condition of the floors and carpets in each room.
  • Bring a phone charger when looking for apartments so you can plug it into each of the power outlets to check if they are functioning properly.
  • Take a look at the condition of the appliances in the apartment such as the refrigerator, stove/oven and microwave. Check if they are all in good condition, clean and working properly.

  • Flush the toilets to see if they work properly and have a good flow.
  • Keep an eye for watermarks or stains that can be a sign of leaks or water damage.
  • Listen to see if the surrounding area is particularly noisy. Can you hear a train or traffic from the busy street? Can you hear the neighboring tenants through your walls? These are both questions to consider when gauging the noise level of the apartment you are viewing, especially if having a quiet environment is one of your main concerns.

When you are on your apartment search, safety should be one of the last things that you are willing to compromise about. When you find rental homes or apartments, you want to make sure that you would be safe and comfortable living there. If an apartment does not meet your minimum safety standards, keep looking! These are some things that you should look out for in order to check the safety of an apartment:

  • Look at all the doors and check to see if their locks are secure.
  • Windows in an apartment should be secure. Check to see if there are locks on the windows and see if there are any potential access points to your unit. Consider whether or not anybody walking by can see into your unit.
  • Make sure that all the required fire safety equipment is properly installed. Check to see if there are working carbon monoxide and smoke detectors in the appropriate areas. Make sure that there are fire extinguishers readily available in case of an emergency.
  • If you have children, check to see if the apartment has access to busy streets or other hazardous areas.
  • Ask whether the apartment complex has security systems or a security guard on the grounds.
  • Check to see if the apartment has a gated entrance or if it is accessible to the public.
  • Research the crime rates and safety standards in the surrounding area.

Look at the Building’s Amenities

On your apartment search, you may find that certain apartment buildings have more features than others. Buildings with more amenities are generally more attractive to prospective tenants like you. On your apartment tour, you should find out about the amenities included in your rent. Here are a few common inquiries you should keep in mind while checking out amenities:

  • Is there a washer/dryer available in your apartment or are there laundry facilities on-site? If there are laundry facilities, you should check to see how accessible they are from your unit and how much it costs to use them.
  • What is the process for trash disposal and removal on the property? Will the cost of trash disposal be included in your rent?
  • You should ask about where your packages will be delivered and whether or not the location is secure for storage or pickup.
  • If you own a car, you should ask about parking when you are visiting different places for rent. You should also find out how many spots are available per unit and where guests can park if they visit.
  • Ask your landlord or property manager about the process for emergency maintenance requests.
  • Are these pet-friendly apartments? If so, is there an additional fee for having a pet. Are there restrictions based on breed or pet size?
  • Find out if Wi-Fi and cable are included in your monthly rent.
  • Is there a gym or fitness center on the property for tenants?
  • Is it possible to purchase additional storage space if necessary?
